Long Bay Village forms the commercial and social centre of the wider Long Bay master-planned community — conceived as both a local hub for residents and a coastal destination for Auckland’s North Shore. The project integrates a supermarket anchor, specialty retail, food and beverage tenancies, and high-quality public spaces, creating a connected and inviting environment that supports community life.
D+DM’s project management involvement focused on design coordination, stakeholder engagement, and procurement strategy, ensuring the development delivered on its vision for a vibrant and sustainable village precinct.
Context
Commissioned by Todd Property Group, the development was guided by a clear dual purpose — to provide essential services for the growing residential community and to create an attractive seaside destination for visitors to Long Bay Regional Park.

D+DM joined the project during the developed design phase, following the submission of the resource consent. From this stage, the focus was on consolidating documentation, managing consultant coordination, and establishing a robust procurement and delivery framework.
Approach
An Early Contractor Involvement (ECI) model was introduced to strengthen collaboration between client, design team, and contractor. This approach supported transparent communication, early issue resolution, and “best for project” decision-making.
To mitigate risk, D+DM proposed a staged construction methodology that allowed consents to be secured progressively, while maintaining programme certainty and Council alignment. The project required careful coordination of multiple consultants, maintaining quality and programme control throughout the design and construction phases.
As part of the wider master plan, Long Bay Village was developed with a focus on pedestrian connectivity, environmental performance, and the seamless integration of retail, recreation, and residential environments.
Result
Long Bay Village represents a successful fusion of urban design, technical delivery, and community-building. The project has transformed a greenfield coastal site into a high-amenity, mixed-use centre that now serves as the heart of the Long Bay community.
Its success reflects the strength of collaborative project management — balancing architectural ambition with practical delivery to create a functional, attractive, and enduring place for people to live, work, and connect.
