AIRA Residence is Selangor Properties Berhad’s exemplar of ultra-luxury living, setting a new benchmark for residential design in Malaysia. Prestigiously situated on a hilltop in Damansara Heights, the development is defined by its meticulous attention to detail and spectacular views of the Kuala Lumpur city skyline.

D+DM provided project management and design coordination, leading a world-class consultant team to deliver a project of unparalleled sophistication and technical complexity.

Context

The project was conceived as a masterpiece orchestrated by three award-winning international designers: AEDAS for architecture, Studio Piet Boon for interiors, and Tierra Design for landscape. The vision was to create an enclave of tranquility and exclusivity in Kuala Lumpur's most coveted neighbourhood.

D+DM’s engagement was central to navigating the project's most significant challenge: the integration of two distinct structures. This involved the construction of a new 18-storey luxury tower (Tower A) alongside the complex transformation of an existing 1970s 17-storey building (Tower B), which was stripped to its bare concrete structure and entirely remade to match the new build's modern facade and exacting luxury standards.

Approach

The project's unique dual-structure nature demanded meticulous coordination. D+DM’s approach centred on establishing a clear framework to manage the high-stakes interface between the international design team and the local delivery contractors.

The team implemented rigorous project management protocols to ensure the flawless execution of the bespoke design, particularly the harmonisation of the new and refurbished towers. This included managing the complex structural and facade upgrades for Tower B and ensuring the seamless integration of Studio Piet Boon’s refined interiors—with their signature blend of natural materials and clean lines—across both buildings.

Result

AIRA Residence was successfully delivered as the new pinnacle of luxury living in Damansara Heights. The project, which won ENR’s ‘Best Project, Residential/Hospitality’ award, is celebrated for its sophisticated design and flawless execution.
